🚨 False alarm! 🚨
I thought Almighty Food Company had closed… and I was genuinely bummed. 😭
Turns out they didn’t go anywhere. They just changed the name to Native + Nomad EDH and made a few tweaks to the menu. And after stopping in, I can confirm it’s still every bit as delicious as ever! 🙌
This is still one of my favorite spots in El Dorado Hills for lunch or happy hour. Great food, great drinks, and a perfect place to catch up with friends or clients.

🏡 We lost the house.
Yesterday, my buyers and I came in second place in a multiple-offer situation after a stressful three-day bidding war. The listing agent told us we were incredibly close… but close doesn’t get you the keys.
Before we submitted our final offer, I asked my clients one important question:
💭 “What’s your walk-away number?”
Not the number that wins at all costs.
Not the number you’ll regret later.
The number where, if someone else pays more, you can walk away knowing you stayed true to your budget and your goals.
That’s exactly what they did.
Of course they were disappointed. But they also had peace of mind because they knew they weren’t willing to spend a dollar more.
We also secured First Backup Position, which means if the current escrow falls apart, my buyers automatically move into first place without the home going back on the market. And with buyers canceling transactions more frequently than many people realize, that backup position can be incredibly valuable.
A good agent doesn’t pressure clients into offering more than they’re comfortable with. A good agent helps clients make the right decision for themselves and creates a Plan B when possible.
Now the search continues… and we’ll find the right house when the right opportunity comes along. 🏡✨

🚨 California FAIR Plan policyholders are about to get hit hard.
The California Department of Insurance has approved an average FAIR Plan rate increase of 29.1% beginning this fall. But “average” doesn’t tell the whole story. Some homeowners in higher wildfire risk areas could see increases of 100% or more. (Sacramento Bee)
For many families, insurance is already one of the biggest housing expenses. So what happens when a $4,000 premium becomes $8,000? Or when a $7,000 premium becomes $14,000?
At what point does insurance become unaffordable?
As more Californians find themselves pushed onto the FAIR Plan, these increases raise serious questions about housing affordability, home values, and the future of homeownership in wildfire-prone communities.

🔥 Waiting for interest rates to drop might be the most expensive decision a buyer makes.
Right now, there are an estimated 9 MILLION Americans between the ages of 25 and 35 who are waiting on the sidelines for mortgage rates to come down before they buy a home.
Sounds reasonable, right?
Here’s the problem...
When rates drop, those buyers aren’t going to trickle into the market. They’re going to flood it.
More buyers means more demand.
More demand means more competition for the homes people actually want.
And more competition almost always leads to higher prices, multiple offers, and bidding wars.
So while everyone is focused on getting a lower interest rate, they may end up paying tens of thousands more for the house itself.
The reality is that you can always refinance when rates come down.
✅ You can change your interest rate.
❌ You can’t go back in time and buy the house at yesterday’s price.
If you’re thinking about buying, it may be worth looking at the whole picture instead of focusing on rates alone.
